Our design process is rooted in precision, restraint and a deep understanding of how London homes are lived in — and how they can be transformed without losing their character.
Every brief is different. We spend as much time understanding how you live as we do studying your property. The design emerges from that conversation — not from a house style imposed on it.

How we work
Every Rosace project follows seven clearly defined stages — from first feasibility appraisal to final construction handover.
Site appraisal, planning research and initial design feasibility. We identify what is achievable before any design investment is made — saving time and money at the outset of your project.
Initial spatial concepts presented and refined in close client collaboration. We explore structural possibilities, spatial relationships and the experiential qualities that will define the project.
The chosen concept developed into a full schematic — detailed enough to price and assess, resolved enough to present with confidence. Interior design begins in parallel at this stage.
Full planning drawings, design statements, heritage assessments and all supporting documents prepared and submitted to the relevant London borough. We manage the authority relationship throughout.
Once planning is secured, we prepare a full tender package and manage contractor selection — or move directly into construction mobilisation with our in-house team.
Technical design fully developed — structural engineering coordination, building regulations drawings and specifications prepared to secure all required consents before work begins on site.
In-house builders carry the project through to practical completion and handover. Ongoing contract administration, site monitoring and quality control throughout — one studio, one responsibility.
