New Build Process

From site to completed home

01

Feasibility

We assess the site, review planning policy, and establish what is realistically achievable in terms of scale, massing and design. This stage saves significant time and cost before committing to a full design.

02

Design & Planning

We develop a scheme that is both architecturally resolved and planning-sound, then manage the full planning application — including pre-application engagement with the local authority where beneficial.

03

Technical Design

We produce building regulations drawings and coordinate all specialist consultants — structural engineer, M&E engineer, BREEAM assessor — to produce a fully coordinated technical package for the build.

04

Construction

We administer the building contract, carry out regular site inspections, and manage the contractor on your behalf — ensuring the build is delivered to design intent, on time and to budget.

What does a new build architect do? +

How much does a new build house cost in London and Surrey? +
Build costs for a high-specification new build in London and Surrey typically range from £3,000–£5,000+ per sqm, depending on specification, site conditions, and contractor market conditions. Rosace provides early-stage cost guidance and works with quantity surveyors to establish accurate budgets before committing to design.
How long does a new build project take? +
