What We Design

Kitchen extensions that change how your home works

Most kitchens in London were built for a different era. They are small, closed off from the rest of the house, and disconnected from the garden. A well-designed kitchen extension fixes all of that in one move.

We design kitchen extensions that open up the ground floor of your home into a single, generous space where cooking, eating and living happen together. The kind of room where you can prep dinner while the kids do homework at the island and someone else reads on the sofa by the garden doors.

Every kitchen extension we take on is different because every house is different. A terraced house in Hackney needs a completely different approach to a detached home in Richmond. We start with your home as it is, understand how you want to live in it, and design something that feels natural - not bolted on.

  • Single storey rear kitchen extensions
  • Side return kitchen extensions
  • Wrap-around extensions (rear and side combined)
  • Open-plan kitchen and living spaces
  • Kitchen extensions with roof lights and glazing
  • Kitchen and dining room extensions

Why It Matters

The room that adds the most value - financially and to your daily life

Kitchen extensions are consistently the most popular type of home improvement in London, and for good reason. A new open-plan kitchen does more for how you experience your home than any other single change you can make. It also tends to add more value per pound spent than loft conversions or basement digs.

But the difference between a good kitchen extension and a great one comes down to the design. Getting the layout right - where the island sits relative to the hob, how the dining area connects to the garden, where natural light enters the room - these are the decisions that make a kitchen extension worth living in, not just worth building.

We handle everything from the initial feasibility study through to planning permission, building regulations drawings and construction oversight. You get one team managing the whole process rather than trying to coordinate between separate architects, planners and engineers.

We work across all of London - from Chelsea and Kensington to Hackney, Islington and Wimbledon. Our familiarity with each borough's planning team means fewer delays and better outcomes.

Types of Kitchen Extension

Finding the right approach for your home

Rear kitchen extension

The most common type. You extend out into the garden from the back of the house, creating a larger kitchen that opens onto outdoor space. Works on almost every property type in London. A typical rear kitchen extension of 15 to 25 square metres costs between £40,000 and £75,000 for construction.

Side return kitchen extension

If you live in a Victorian or Edwardian terrace - and millions of Londoners do - you probably have a narrow alleyway running down one side of your house. A side return extension fills this wasted space and, when combined with a rear extension, can transform a cramped galley kitchen into a wide, open-plan room. These are especially popular in Islington, Hampstead and Clapham.

Wrap-around kitchen extension

A wrap-around combines a rear and side extension into one L-shaped addition. This gives you the most new floor space and the most design flexibility. You can create distinct zones for cooking, dining and living while keeping everything open and connected. These typically need planning permission but the results are worth the extra time.

Kitchen extension with glazing

Roof lights, skylights, glass roofs and large sliding doors are the features that turn a kitchen extension from decent into exceptional. Natural light changes how a room feels completely. We design with glazing as a core element - not an afterthought - so your new kitchen feels bright and connected to the sky and garden all year round.

How It Works

From your first call to your finished kitchen

01

Consultation

We visit your home, talk through what you want from the extension, and give you an honest view on what is possible - including planning prospects, likely costs and timescales.

02

Design

We develop the layout and design in detail. You see plans and visuals showing exactly how the new kitchen will look and feel before anything is submitted for approval.

03

Planning

We handle the planning application or Permitted Development process on your behalf, managing all communication with the local authority and resolving any queries.

04

Build

We produce building regulations drawings and technical details, then oversee construction to make sure what gets built matches what was designed - no compromises.

Common Questions

Kitchen extensions in London - answered

How much does a kitchen extension cost in London? +
A kitchen extension in London typically costs between £2,000 and £3,500 per square metre for construction, depending on the specification and complexity. A standard 20 square metre single storey kitchen extension usually comes in between £50,000 and £80,000 for the build, plus professional fees for architecture, structural engineering and building regulations.
Do I need planning permission for a kitchen extension? +
Many kitchen extensions fall under Permitted Development rights, which means you do not need to submit a formal planning application. However, if your property is in a conservation area, is a listed building, or the extension exceeds the size limits set by PD rules, you will need full planning permission. We assess this at the start of every project so there are no surprises.
How long does a kitchen extension take to build? +
From first meeting to moving back into your new kitchen, a typical project takes around 9 to 14 months. That breaks down to roughly 6 to 8 weeks for design, 8 to 12 weeks in planning (if required), and 12 to 20 weeks on site for construction. Simpler projects under Permitted Development can move faster.
What types of kitchen extension can I build? +
The most common types are single storey rear extensions, side return extensions (especially popular on Victorian and Edwardian terraces), wrap-around extensions combining rear and side, and occasionally double storey extensions where you want a bedroom or bathroom above the new kitchen. Each type has different planning implications and cost profiles.
Will a kitchen extension add value to my home? +
A well-designed kitchen extension typically adds 5 to 10 percent to your property value in London, and often more. Beyond the financial return, you gain a fundamentally better home to live in. The key is getting the design right - a thoughtful layout with good natural light and a strong connection to the garden will always outperform a basic box extension.
